Just about to wrap up reno (5+ years) on a house that was converted to apartments in the mid 40's. I was last in it in '77 and it was a nice place. When we bought it in '18, it was structurally sound but inside it was a wreck. People now don't care about other peoples property. We bought the house for my son to live in but the condition it was in and post such as the ones here just enforce why I wouldn't rent anything to anyone...EVER.

I have a property that has been rented out to a couple (with children) for a one year lease. They have paid their rent (always late) up until 3 months ago. Their lease ends at the end of July but I was notified by them on July 3rd that due to them not paying the water or electric (which is in their name) the utilities were cut off. Mind you I live in Virginia so it gets almost a 100 degrees daily. I told them that I would like them to vacate the premises on July 3rd due to it being uninhabitable and non payment of rent.
I also notified them that I would be doing a walkthrough July 7th to assess my property. Well I did the walkthrough and it was horrible. Only had the place since 2020 always a rental property and it was a new build and the house is destroyed. Their was dog and rabbit feces on the ground, apparently they also had 2 cats (the lease says no pets!) and their was layers of waste in the toilets because they weren’t able to flush so they just left it there. I told them that they need to leave ASAP.
They both agreed to leave on Sunday July 9th. On July 9th one of the tenants (they have broken up) stated she has left the keys and she is gone. Then the other tenant says she can’t come and she doesn’t have a key and that since she doesn’t have an eviction notice she will leave on Wednesday July 12th. I provided them 3 keys so how is it my responsibility to get you access to the property again? Also I want to change the locks on July 13th, am I legally allowed to do this? My court date for the eviction isn’t until August 1st but if the place is uninhabitable what am I supposed to do? Let feces and rotten food sit for 2 weeks to get more flies and damage my property further? If anyone has any advice I would greatly appreciate it!

They must've thought it was real marble. I got cut marks from the previous tenant all over my counters. It was never fixed. We use a cutting board. Still get stains and marks on the cheap counters. Found SOS pads clean the rust stains. Just make sure not to press too hard.

It depends on how long the contract has been in place. Tenant is not responsible for the "normal" wear.

I am not from the USA, and every time I see a photo with holes in the walls, I ask myself the question - what are these walls made of?
If being a landlord is so bad, why do people do it? I guess, overall, the money makes it worthwhile because everyone knows this is the risk you take, yet plenty of people make property their first choice in investments.
Sometimes to diversify investments. Sometimes becuase the person is leaving a place temporarily, but hopes to return sometime. Sometimes they don't realize that there are tenants who absolutely will destroy things. (Or are optimistic about it not happening.) I think the last is most common for Mom and Pop types. An awful lot get out of the business pretty quickly as the money honestly isn't good enough to deal with some of this stuff.

If you see a property come up for rent (or a tenant looking) every year - there is a reason. My parents rented out a house - the tenants (among a vast list of other damage) ripped the doors off the walls and started a fire on the landing for duck knows what. after 3 months of being in there the whole house had to be stripped and redone. £25'000 of damage for little over £2000 in rent (before expenses)... These were supposedly professional people with references etc. The current tenants have been in there for approaching 10 years without issue.
This is why landlords ask for first-last-and-security up front. Because a55hole renters like these destroy property. Honestly, I don't know how anyone could even live in these conditions.

I don't know where these rentals are located but some of them look like they were c**p to begin with. While some people can destroy a house in a matter of weeks I've seen rental properties which I wouldn't let an animal live in much less a human being.
No one on here going to say the obvious WHY DIDNT THEY DO INSPECTIONS? Total time rented they never sent in bug prevention? They never went in to change filters? I find that very hard to believe. Slumlords rent out slums.

We even rented from a realtor and they where just as bad. So bad that my young son ended up in the hospital with breathing problems due to black mold they refused to do anything about. The basement flooded when it rained and caused lots of black mold. Month after month all I ever heard was we will fix it. Now I'm being sued for breaking my lease to move to something better and unfortunately ended up with just another slumlord. The positive thing is my husband fixed most of the c**p that was destroyed in the new place. We both work and have a disabled son so it's rough. As for the old landlord as soon as we moved out they remodeled and fixed the problem and sold the house. I loved that house and took very good care of it but my son is more important. I would never dream of leaving a home like this.

My Dad had some rental properties back in the 1980s. One weekend, we had to go clean up after he'd finally evicted some tenants who hadn't paid rent in 6 months. Place was a disaster. The garage was full of garbage. They'd had dogs who destroyed the fences and the yard. There was poop (hopefully dog) all over the house. There were holes in the walls, doors off hinges, dirt and garbage everywhere ... and needles. so MANY needles. After that cleanup, I swore I'd never have rental properties.

In addition to the entire property being completely full of garbage, they also had at least ten of those 12 gallon buckets (about 45 liters per bucket, or over 450 liters in total, for my metric friends) that were overflowing with dried out turds. Still not sure if they were cat/dog/human turds, or a mixed assortment. I can't imagine the smell 🤮

As a woman in her forties I had to rent a room in a shared house and it was an absolute nightmare. The landlord was lovely the house was gorgeous but the other tenants were a nightmare. They were all young, selfish, ignorant and absolutely useless. Luckily for me, shortly after that, my life went to sh1t, and I ended up where I am now: disabled and in social housing.

Often it’s not really a “choice.” Untreated mental/substance issues, poverty, etc can easily lead to living like this. Even “just” ADHD. Shame/lack of societal understanding alone can actually lead to people getting worse+worse until they’re stuck, or feel stuck, in it. Once it gets to a certain point, it’s hard to dig yourself out, figuratively & literally. Society tells us cleanliness is a reflection of our character. You’re a bit messy, so you’re embarrassed and don’t have a lot of guests. You work a lot & always go elsewhere to socialize. You’re never home to clean. It gets worse. It’s depressing. It gets worse. You always feel you have to stay home to clean. That affects your social life. You get legitimately depressed. Maybe start drinking or otherwise disassociating. It just keeps getting harder to clean physically & emotionally, & you don’t have the “tools” to deal, so it gets worse. Repeat. It’s not just a choice most times. Can you choose to understand that? 🙃

I'm not a landlord and never have been, but there are some whom make enough to live, but not too much beyond that, and can't sell because they can't get another job, maybe for health reasons. There are also those whom make more than enough money, own too many properties, and are a big reason as to why the housing market is so bad. It can be either, or something not mentioned. Doesn't mean some landlords don't deserve sympathy.
Load More Replies...I am sorry for them but at the same time I was not give full deposit for such stupid reason like "demaging the wall" because I changed pictures on it and since they used super bad paint, and did not prepare the wall correctly, in some places it just chipped. Other time, I was living in an Apartment with nö wall Isolation. I was playing the Set amount for electricity water etc. but then got a "correction" for almost entire amount of the deposit. It would be fine, except it was so high, due to no wall Isolation and also, the fact that upstairs, they were making new appartements and apparently didnt consider installing windows as something important. Mind you, winter. The same company. They also started in which month I used how much of everything, even though it was impossible for them to know because they only checked it when I moved out. If they are punishing everyone anyway I can understand why people dont care about the apartments. Maybe not to this extend tho
I'm astounded by how many landlords don't know their rights/responsibilities. I assumed the lease on a house my sister rented (I am the ideal tenant, btw) and 3 years later sent in my notice that I would be moving on X date. Since first, last & deposit had been made I didn't pay that month's rent. Landlord shows up at 10:00 on a Sunday night telling me he's going to evict me (we were already in the process of moving) & will be back with the Sheriff the next day. I informed him of how eviction laws actually work in WA state - he has to take me to court, prove his case & a judge has to sign an eviction notice, THEN I would have 3-7 days to vacate before the Sheriff would even stop by. I also told him he could kiss my sweet white a$$ before slamming the door in his face.
THIS. These are the nightmare scenarios that prevent me from renting out ANYTHING. MOST PEOPLE ARE ANIMALS. CONSCIENCE, DECENCY, RESPONSIBILITY, EMPATHY, DO WHAT IS RIGHT, RESPECT, COMMON SCENSE .... It is all gone. It was vaporizing before 2016. Since then, it has shifted into hyper-drive.

He was VERY picky and put in his rental contracts that he would visit every other month, with a call on the first of the month to let them know the date and time he would visit. He never had an issue with renters ruining the house. Now I know not all landlords have the time for that, but really, being a landlord is a job too. You can't just set it, forget it, and hope for the best.
There was a house my aunt owned and they had a tennant (old man) who wouldn't pay rent. They found him dead in the bathroom days after their last contact (from natural causes) already full body decomp. House became a crime scene. Difficult part is his own daughter not wanting to help clean the house for his stuff, and to talk to her lawyer for money still owed.
I used to own a house I rented out-I'd been left some money in a will and thought it was a good investment. I replaced the kitchen and bathroom, laid new floors, repainted throughout. My first 3 tenants were ok. The last one had good references, paid a deposit and I'd never a problem with her, except she wouldn't let me into the property, there was always an excuse. When she moved out, I found she'd melted a big hole in the bath with a candle after it was knocked in by her cat (candles and cats both banned under the T&Cs), but she continued to use it leading to water damage of the flooring, leaking through to kitchen downstairs. The kitchen ceiling and cupboards was ruined by water damage. She'd also allowed the cat to use the living room as a litter tray-urine had soaked and ruined the laminate floor and underlay, as well as soaking into the floorboards leading to damp and a horrible smell. Damage was £3500 to repair, and she threatened me with legal action to try get her deposit back
None of those photos look like my property after renters moved out. Place was so full of used and unused tissues (a foot deep) that the bathroom door couldn't be opened. Thankfully, no significant damage to walls and ceiling.

You mean because you're supposed to? I know it's common that landlords hold back the security deposits, but many of them do that illegally. They are not allowed to charge you for normal wear and tear. If you're a regular tenant, you *should* get your security deposit back.

In the UK, we have a Deposit Protection Scheme. In theory, protects the deposit and negotiates when there is an issue. My tenants ruined a carpet and refused to pay up. The DPS gave me the sum total of £25 from their deposit, when the repair job came to several hundred. Bloody awful system that completely screws the landlord.
I'm sorry you got shafted. Every system is going to have flaws. Would you rather that the tenant gets to make the judgement without the DPS? Because that's about as reasonable as allowing a landlord to be the judge, which is how it worked before. The system was brought in because enough landlords stole deposits to make it an issue...

Load More Replies...I am sorry for them but at the same time I was not give full deposit for such stupid reason like "demaging the wall" because I changed pictures on it and since they used super bad paint, and did not prepare the wall correctly, in some places it just chipped. Other time, I was living in an Apartment with nö wall Isolation. I was playing the Set amount for electricity water etc. but then got a "correction" for almost entire amount of the deposit. It would be fine, except it was so high, due to no wall Isolation and also, the fact that upstairs, they were making new appartements and apparently didnt consider installing windows as something important. Mind you, winter. The same company. They also started in which month I used how much of everything, even though it was impossible for them to know because they only checked it when I moved out. If they are punishing everyone anyway I can understand why people dont care about the apartments. Maybe not to this extend tho
I'm astounded by how many landlords don't know their rights/responsibilities. I assumed the lease on a house my sister rented (I am the ideal tenant, btw) and 3 years later sent in my notice that I would be moving on X date. Since first, last & deposit had been made I didn't pay that month's rent. Landlord shows up at 10:00 on a Sunday night telling me he's going to evict me (we were already in the process of moving) & will be back with the Sheriff the next day. I informed him of how eviction laws actually work in WA state - he has to take me to court, prove his case & a judge has to sign an eviction notice, THEN I would have 3-7 days to vacate before the Sheriff would even stop by. I also told him he could kiss my sweet white a$$ before slamming the door in his face.
THIS. These are the nightmare scenarios that prevent me from renting out ANYTHING. MOST PEOPLE ARE ANIMALS. CONSCIENCE, DECENCY, RESPONSIBILITY, EMPATHY, DO WHAT IS RIGHT, RESPECT, COMMON SCENSE .... It is all gone. It was vaporizing before 2016. Since then, it has shifted into hyper-drive.
I worked in real estate and had an agent that was a landlord. He was VERY picky and put in his rental contracts that he would visit every other month, with a call on the first of the month to let them know the date and time he would visit. He never had an issue with renters ruining the house. Now I know not all landlords have the time for that, but really, being a landlord is a job too. You can't just set it, forget it, and hope for the best.
There was a house my aunt owned and they had a tennant (old man) who wouldn't pay rent. They found him dead in the bathroom days after their last contact (from natural causes) already full body decomp. House became a crime scene. Difficult part is his own daughter not wanting to help clean the house for his stuff, and to talk to her lawyer for money still owed.
I used to own a house I rented out-I'd been left some money in a will and thought it was a good investment. I replaced the kitchen and bathroom, laid new floors, repainted throughout. My first 3 tenants were ok. The last one had good references, paid a deposit and I'd never a problem with her, except she wouldn't let me into the property, there was always an excuse. When she moved out, I found she'd melted a big hole in the bath with a candle after it was knocked in by her cat (candles and cats both banned under the T&Cs), but she continued to use it leading to water damage of the flooring, leaking through to kitchen downstairs. The kitchen ceiling and cupboards was ruined by water damage. She'd also allowed the cat to use the living room as a litter tray-urine had soaked and ruined the laminate floor and underlay, as well as soaking into the floorboards leading to damp and a horrible smell. Damage was £3500 to repair, and she threatened me with legal action to try get her deposit back
None of those photos look like my property after renters moved out. Place was so full of used and unused tissues (a foot deep) that the bathroom door couldn't be opened. Thankfully, no significant damage to walls and ceiling.

You mean because you're supposed to? I know it's common that landlords hold back the security deposits, but many of them do that illegally. They are not allowed to charge you for normal wear and tear. If you're a regular tenant, you *should* get your security deposit back.

In the UK, we have a Deposit Protection Scheme. In theory, protects the deposit and negotiates when there is an issue. My tenants ruined a carpet and refused to pay up. The DPS gave me the sum total of £25 from their deposit, when the repair job came to several hundred. Bloody awful system that completely screws the landlord.
I'm sorry you got shafted. Every system is going to have flaws. Would you rather that the tenant gets to make the judgement without the DPS? Because that's about as reasonable as allowing a landlord to be the judge, which is how it worked before. The system was brought in because enough landlords stole deposits to make it an issue...
