83 Times Evil And Delusional Landlords Showed Their True Colors (New Pics)
When you're a tenant, the future is shrouded by mystery. Will the owner of the property fix that leaking pipe? Or will they decide to sell it and force you to move out with little notice?
To help each other prepare for what's to come, members of the subreddit r/Renters are regularly sharing their experiences of living under another person's roof. And while some of them are positive, a fair number aren't.
So, to show you what landlords are capable of, we put together a list of the most infuriating ones.
This post may include affiliate links.
How About You?
I get the feeling that finding reasons not to return tenant's deposits is both a game, and an additional source of income, to many landlords.
I have had mixed things when leaving rentals 1. House was spotless but grass wasn't mowed for 2 months due to rain, £150 fine. And charge for a bean bag being less full of beans £50 Like what??? What would we have done with the beans?? 2. House was spotless and the landlord praised us and bragged to the neighbours how good the place looked.
After 9 years in one apartment and I got 100% of my security deposit back. Even the manager said it was the cleanest move out she had ever seen.
Owner Is Tearing Out Our Gardens And Putting In Grass And River Gravel
We chose this building because we were allowed to garden there. Have been here for 10 years. I am chronically ill and unable to work so we are low income. I have $25/month to spend on myself and for the past 8 years have spent most of it on plants.
4 days ago we got a notice on our doors that the owner has decided he wants a more uniform look, and will be replacing everything with grass and gravel. I just wanted to share my garden with someone before it is gone.
NO NO NO NO NO!!!!! I'd fight that nonsense. Maybe the landlord can work with you on this and "improve" it together?
That is tragic! And really stupid on your landlord's part -- he's going to have to maintain a lawn regularly, lots of extra $$.
Landlord Taped All Building Fire Alarm Pull Stations Closed
My building has been undergoing preparations for painting over the past week. Day 1 involved meticulously taping all the fire alarm pull stations.
This is against some sort of code… right?
Against fire code and very illegal to do. You can only do each one right before you paint if using a paint sprayer.
This is the main reason landlords have an awful reputation. Treat your tenants like humans and they’ll treat the landlord respectfully.
I wonder whether it would affect the landlords insurance? Although, fire alarms don't prevent fires, insurance companies are notoriously 'slippery' when it comes to paying out.
I guess it would behoove you to test your fire alarm and see if the sprinkler systems (if there is one) works.
My Landlord Entered My Apartment Without Notice (Illegal) To Tell Me To Clean My Lint Trap
Why are they even looking in the dryer? What did he say was the reason for entering your apartment in the first place? Thats kind of creepy .
Makes you wonder what else they looked through while they were there?
If this has happened once, how many other times has this happened?
Yeah, HARD NO. Landlord needs to check themselves. And also get an attorney to help them understand tenant rights.
Why the f**k isn't this guy cleaning his lint trap? That could cause a fire. The landlord has no right to do this. But the landlord is right. Clean the lint trap! Just makes me wonder how much other petty stuff the landlord was going through before he found something to complain about.
Our Landlord Keeps Saying There's Nothing Wrong With Our Shower
A bad one. Former fire/flood/trauma property restoration tech here. Black water happens when stuff is sitting in the pipes for weeks/months without purge. Normally SBUs are grey water and don't have much smell. This is entirely due to poorly maintained drains in an apartment building. It's about $2000 every 10 years to maintain for an building of about 15-20 units so it only happens when a cheap a*s landlord is skimming every singe penny.
Load More Replies...This is disgusting. At least my landlord clears all the drains every few years. Then he comes back and says petty stuff, like, "I found coffee grounds in the sink drain." Dude, I've no idea why you found coffee grounds. I do not dump coffee grounds down the sink. But thanks for clearing the pipes man.
Is This Legal? (CA)
My landlord posted this in the hallway that connects all of our units. He can’t deny us A/C?!?!! And our lease said nothing about that. Where can I report him? He’s usually never here and we have long time tenants. But he’s being very unreasonable.
A/C is usually not provided. It’s not a necessity. My A/C went out in the summer in Atlanta once. My 8 month pregnant wife was miserable. It took 3 weeks to get fixed because there were more important issues ahead of ours. They have to provide a stove, they have to provide heat. But they don’t have to provide A/C.
If the house comes with AC then it's included in the rent, specially as OP's contract does not state anything opposite.
Load More Replies...I live in FL and AC is not considered a necessity here either. Heat, for whatever reason is when it comes to Section 8 housing, but not AC anywhere.
That is some seriously messed up hand writing! I would not want to even be near this person!
Load More Replies...My landlord was freaking out that I used the AC so much. So I made a deal with him. I pay all air conditioning repair bills while I'm here. He was worried about the wear and tear on the unit. So we signed a contract. Now I can luxuriate in peace. And no one is up my heiny. I've had to pay a couple hefty bills. But worth it to not be sweating like a sow. And for the landlord to have no idea what's going on over here with the thermostat.
If the landlord provides AC for the tenant, then it's the landlord's responsibility to maintain it.
Perhaps if all of the people in the building got together and decided they would pay extra during the hot months for the air conditioner, the landlord would permit that. Otherwise, look for another place. Considering climate change, an AC will be necessary... If your landlord does not let you break the lease, threaten to take it up with the health department.
A/C isn't even considered (by law) a necessity in Florida! Heat is, though, go figure...
Just to check. Is electricity covered by the rent in some countries? Where I live, the renter has to have their own meter. I don't know whether this is a legal requirement, or just convention.
In the U.S., most rental units have their own meters but there are exceptions. Some government housing buildings or smaller, private homes that have been converted (sometimes illegally) into apartments. Like you, though, I'm not sure whether (or under what circumstances) it's required or convention.
Load More Replies...I can't understand... In Italy, if an apartment is rented with air conditioning, the tenant can use it as he wants, as long as he pays the electricity bill. Here I don't understand where the appliance is that the landlord forbids using. In the common areas? And what is it for, to cool the landing? Or are these individual rooms rented?
It’s against my lease to have AC in apartments but the common areas have AC
Landlord Keeps Entering My Apartment Without Notice
Unless the landlord writes differently in the lease you sign before moving in.
Load More Replies...My landlord did that once, and forgot to fully close the door behind him. His wife gave him holy hell when she found out and called to let me know.
I had a landlord who NEVER gave me notice he was coming over. His excuse was that he had a bad knee and never knew when he was going to be physically able to do XYZ. He also refused to fix or replace the washer in the basement because when he and his wife lived there, they had kids, so they NEEDED a washing machine. So it was just “left over” when I moved in. I was single, so . . .
I think I'd change the locks. F**k no. You don't need to be measuring for screens while I'm not here. And the landlord would not get the key for the lock until I moved out. I had one of those door latches you can lock while you're in the house bc I had someone on the HOA board who would drop in unannounced. People can be creepy.
Landlord Suggests We Move Instead Of Repairing Leaky Ceilings
My landlord pulled this s**t on me once. "I can evict you at any time with 60 days notice." Bc I'd been letting him know when stuff fell apart in the house. Now I don't bother him with petty s**t at all anymore. All the tiles are falling off in the bathroom. I just take the pieces and shove them in a drawer. You didn't want me bothering you? No problem. Hope you're not too shocked when you see your 55 year old bathroom with no tiles at end of lease time. Something this filthy, I'd definitely threaten calling the housing authority.
I would stay there as long as HUMANLY POSSIBLE just to annoy the landlord. I can wait a person out. Watch me. Also, who has a DROP CEILING in the SHOWER?
If you are rent-controlled, maybe he's trying to get you to move so he can increase the rent?
Landlord Kicked In My Door When I Was Out Of Town
Moved my stuff into my sublease and then had to go out of town and came back to find out that the landlord had kicked in my front door, not notified me about it and left it completely unlocked with all my stuff in the room. I’m at a loss.
There might be more to this story. Most landlords retain a key. If tenant changed lock without permission, that's on them. Landlord may have posted the 3 day notification of entry that is required (WA state anyway). Landlord may have had an urgent reason to enter. When I was a landlord, one time a tenant went away for about 10 days and left a chunk of meat (pot roast or something) rotting in his room. The decomp smell was gagging out the other tenants just walking past his room. Another time (same tenant), I entered fearing a medical emergency. Both his TV and his radio were playing full blast (in a small single room studio) and annoying the neighbors. Repeated loud/hard banging on door - no answer. I finally opened the door, he is motionless on the bed. Me - yelling his name with increasing volume - he FINALLY wakes up. He was just dead drunk. But he was also a diabetic so it could have been a diabetic coma. TLDR: Not enough info to say if bad landlord or bad tenant.
From what I can see of the OP, they were subletting through the property management company and not directly through the LL, got a notif about vacancy maintenance when they were out of town, told them that the apartment wasn't vacant, but the mainteance people weren't given a key and the door was deadbolted, so LL kicked the door in to unlock it. Notification was given when the OP was already out of town and it was for vacancy maintenance in a non-vacant room for a subletter that the LL was not directly leasing to.

Ceiling Caved In After A Year Of Telling Our Landlord That The Ceiling Has Been Sagging
These kinds of pictures always gross me out soooo much. The mold, the MOLD!! Plus probably asbestos and who knows what else if it’s an older house.
This is a common occurrence in drywall from the 1960s, especially in humid environments. They hadn't figured out the right formula for the paper facing to keep it strong enough for ceilings. I've seen some installed with nails only around the edge and adhesive used elsewhere on the panel, that had the same problem of the paper failing and the rest falling off.
Had this happen in an apartment I rented. I was in the basement unit, there were 2 main floor units. The terrible house owner/landlord hired some idiot neighbors to re-do the roof. They tore it off and poorly covered it with a tarp in the middle of a summer storm. It rained, hard. I came home from work and my bathroom ceiling looked like a U. I started moving everything out of the bathroom and then ran upstairs, and the neighbor said the water was pouring down their walls. We both called him, at least 10x each and it just went to voicemail. I went back downstairs to get the rest of my stuff out of the bathroom and the ceiling caved in on my head. I move out the next day and 2 days after that he called yelling at me that I broke my lease. I told him the ceiling caved in on my head because of his s****y decisions, and he never called me back, and he could take me to court but I wasn't paying him another dime.

Minneapolis MN, Landlord Painted Over Window In Kitchen, Is This A Safety Violation?
My landlord painted white over a ton of my apartment right before I moved in, and as a result I can’t open like half of the cabinet space nor can I open a window in the kitchen that I’m almost certain is supposed to be there for ventilation, especially since smoke/heat tends to build up in there very quickly because it’s small/congested. I’m wondering if anyone knows if this could be considered a safety violation or where I could look to find out - I’m pretty new to renting
I would expect an extractor to be required in a kitchen, but not a window. It seems an odd thing to do and I would investigate what is on the other side of the "window" and whether it might be needed as an emergency exit.
I grew up in NYC and there were never any kind of ventilation fans in kitchens. And though the regulations have changed for new construction, there just wouldn't be a way to install them in so many old of NYC's old buildings. No idea about MN, though.

As A Former Landlord These Types Are The Problem In The Renter World
The greediness. Rest of his post says he still making money too, not losing any. People ask for this then regret the decision once they allow someone to live and not pay rent on time or even have the amount they’re asking. Some people don’t realize how easy they got it till it gone.
This is just plain stupid. I've even had a landlord who agreed to lower our rent a little when we had financial struggles just because we were good tenants that always paid on time. He told me that it was better having a little bit less of rent but someone that never gave him problems than finding someone new that he couldn't be sure about (EDIT: spelling)
I had one do the same. He allowed me to knock $300 off the rent because I had been a good tenant and he didn't want to have to find another one.
Load More Replies...My last landlord lowered the rent by 15% so I could afford to move in and never raised it in the five years I lived there. They wanted me as a tenant because they knew my previous landlords. And those landlords had only raised my rent four times in the 17 years I lived in their unit. This was in Queens, NY. Not all landlords suck.
My last landlord was great in this respect, he rarely increased the rent because he knew I was trying to save for a home deposit, took 11 years. Not much maintenance was done on the property, but I saved and saved and saved, and finally bought my first and only home just after I turned 50. I was never a bad tenant in 30+ years of renting, always tried yo fix things, or let the owner know if someone was going wrong. Had a few bad landlords, mostly good though.
Update: No Hot Water In Kitchen
So I guess I’m going to contact a lawyer or something to see if there is anything I can do about this? The deposit includes the last months rent and I’ve paid for the first month. Only here 4 months total because it’s so close to school. I guess I’m going to pay for this next month and see what I can do legally. Will be doing my dishes in the shower from now on 😄 Thank you for everyone who validated me thinking this is not okay. Also yes it is pre furnished and this was not the first surprise I’ve had in the month since moving in. Issue is that the landlord lives in the room across from me (has its own kitchen and stuff) so it complicates things. Also really don’t time to focus this as a student who just moved down for this semester.
If total rental time is 4 months they were likely better off not paying a lawyer. They can still wash dishes in the dishwasher. Most dishwashers have an internal heater. It's used if you use the heated dry option, but it apparently also heats up the water during the wash cycle. I learned that about my very cheap crappy dishwasher when my water heater was down and I only had cold water for a bit. Ran a cycle in the dish washer and was surprised to find the water hot and steamy when I opened it up to check something. EDIT: Robert is right. Dishwasher tapping into the cold water supply is standard. So for those ones, you are not using the hot water from your hot water heater even if it was working.
Most dishwashers (at least in the UK) only have a cold water feed and heat all the water themselves. Washing machines used to be available with hot- and cold-fill, but they all seem to be cold-fill only now as well.

Had 2 places that demanded a 'letting fee' of $400. It's illegal here, but they scam vulnerable desperate people into paying.
Nah. I've had to pay an application fee AFTER I viewed the unit, but never before. The application fee is generally to cover the cost of getting a credit report.
Asking for a refundable application fee like this in not uncommon

Our (WA state) AG has recently sued Realpage over the same stuff. Their software uses the rent information from the various landlords using their software to suggest the highest rent possible for a unit. It also has roadblocks to discourage landlords from overriding the suggested rent price by forcing them to explain why they are charging a lower rent and so on. It's basically coordinated price fixing.
My landlord has raised my rent four times in the ten+ years I've been here because every time the county raises the millage rate, property taxes go up and so does my rent.
Apartment A/C Went Out During Recent Texas Heat Wave And Management Doesn’t Want To Fix It
About 3 days ago our apartments air conditioning stopped working and we put in a maintenance request for it to be fixed. For the past days every day we have put in a request to fix it but they say our air conditioning system is working. We have tried to let them know that the apartment feels really hot and the system will work for 30 after they work on it and then will completely stop working.
Yesterday our property manager let us know that they will not be coming out unless our thermostat shows that the temperature is at 90 degrees inside despite us telling them that the thermostat is not accurate. I have a pregnant wife and 2 other kids and the apartment has become inhospitable to the point where we needed to go stay elsewhere with family so that my wife and kids don’t have to deal with these conditions. The manager says air conditioning is not something that it’s important or an emergency to fix in Texas. I have a thermal imaging thermometer and it shows that the apartment is at 95 degrees indoors with our kids room being the hottest at 97 degrees.
Well, you live in Texas. There is little to no regulation in that state. This is the cost of "freedom".
AC is not a necessity in any US state that I know of. If you don't like the laws, work to change them!
As long as we have trickle-down economics and profit continues to be prioritized, we'll remain stuck in this situation — because profit consistently overrides human dignity.
B******t! I am Texas born and air conditioners are absolutely required!!! Talk to the housing code people and then if no results (Texas is rather assholey about backing up ordinary folks) get a lawyer to get you out of your lease. You signed on the rental agreement thinking air con was available and it is not. They broke your agreement. This is dangerous and could leave them liable for endangerment to your family.
It's legally required in PHX. You can move to alternate housing and deduct cost from rent until they fix it. All habitable rooms must be cooled to a maximum of 82.
OP is in Texas, not Phoenix. Whether or not the landlord has to fix it will depend on their lease.

Okay, I just compared the prices to our rent prices in Germany: in Munich, the most expensive city, an equally sized apartment would cost around €1200 - €1500.
I'm living in Bern, Switzerland. It's expensive, and rent is one of the most expensive things here. But even here you won't pay that much for 70 m²
Load More Replies...Isn't that illegal? I thought rent could only go up a certain percentage with each lease renewal.
It's illegal in the US, and yes only a small percentage is allowed for each year or lease renewal. Not sure if 60%+ is the allowed rate in Boston, MA!

Absolutely Floored At The Income Requirement (Ca)
Received this after viewing a unit. Absolutely sickening.
For a guarantor 5x’s the monthly rent is fairly common. Most lessee’ are 3x the monthly rent. And I live in Ohio!
Yeah but the average rent is significantly bigger. 5x a $1k/mo rent is only $5k monthly income. Whereas a apartment that is $2500/mo (which is actually an amount on the lower side here in Boston) is required to have a $12.5k monthly income.

That's scary hot. For comparison - Recommended temp to avoid scalding (especially if little kids / elderly) is 120F. 140F kills legionella bacteria but comes with higher risk of scalding. Most Temp/pressure relief valves on water heaters start relieving at 210F. I recently replaced the gas valve on my water heater. My hot water is currently coming out at 140F and I'm considering lowering it because it's easy to burn my hands.
Yikes, that is super hot! I'm lucky my water heater is in my closet - less room for clothes, but at least I was able to turn down the thermostat from its original scalding setting.
Hell, after they refused to fix it, I'd purposely burn myself on it and sue the heck out of them!

My landlord sent this last night at 8 pm. Is this even allowed? I am getting back into town Thursday after being gone for months and I am essentially moving back in with how much I have. Not to mention there’s no time specified and I have a virtual interview that day. I am fuming, especially since they didn’t even clean it well before we moved in & now expect us to clean for them ??
I'd consider making sure the apartment is as messy as possible.
This is what they have model apartments for . I would be livid and call them and say no that you are out of town and this notice is unreasonable they didn't even give a the standard 48 hour notice. Then go to housing commission . I would want my belongings to be published.
Giant pan of moldy lasagna on the stove, garbage overflowing, dirty clothes and "water pipes" with green herb still in them on the coffee table, used "raincoats" on the floor in the bedroom, along with a messy bed and used "toys" in plain view. That should make for some lovely pictures.
You're supposed to receive 24-48 hours' notice, not 12. This is illegal, and (s)he knows it; they're hoping that you don't. Just live your life as usual, even if that means that the unit is not tidy. If they complain, have prepared for them a copy of the law that states that 24 hours' notice is required.
The photographer should not be allowed in there alone - liability - they could get hurt or steal something.
nope, unless there's an issue or i'm moving out, they can wait until i'm no longer paying rent
They're instructing you to make your beds, hide dirty laundry and exactly how you should fold towels? Alright, so tell me who is this from? Is this message from the landlord or is it from your mamma?

$280 For Snaking Hair Out If Drain, Reasonable?
If they had to hire an outside company to do this them not so unreasonable . It also depends on the contract you signed with the land lord. We would pay for all our repairs then submit the receipt he would then deduct that amount from the next months rent . Because as murphys law would have it we would have issues when he was out of town or on vacation .
If it was a plumber who cleared it, that'd be about right. It would include a callout fee etc.
Many tenants find themselves in tricky situations with landlords, leading to conversations about tenant rights, eviction, and justifications for such decisions. For instance, the dilemmas faced by landlords when deciding whether to maintain long-term tenant relationships or prioritize personal plans are often debated.
To explore such complex dynamics further, consider diving into how one landlord was scrutinized for evicting tenants after many years, sparking an interesting debate on social media.
(Nv) Is This Normal?
So, my air conditioner went out last week and apparently needs to be replaced. I got this email from my landlord’s property management company asking if I can front a few months worth of rent to replace the unit. Is this normal or expected?
I’ve never had a major repair like this done anywhere I’ve rented before but it seems kinda weird to me and also I don’t really want to do that.
Absolutely not! My heat pump died this winter when the temps were down in the 20's. It ended up having to be replaced. My landlord had someone out immediately to look at it and brought me a bunch of space heaters so I didn't freeze in the meantime. Within 2 days I had a brand new pump installed. And they didn't ask me for a dime.
If the property was advertised as "includes AC" but then did not have it, that's 1 issue. If the AC breaks, it's not a necessity. But absolutely do not front 2-3 months rent, that's wild.
This is WHY you pay rent. They should have this money saved up for things like this. Don't pay a cent!
Can They Legally Do This?
Landlord is threatening to raise my rent because I use fans at night while sleeping. In my defense it’s extremely hot in the room i’m renting and they refuse to turn the AC up….
To put this in perspective. My electricity costs 16 cents / kWh after including base charge and fees. The internet tells me room fans use 50-100 watts (100 being some box fans) so lets say each fan uses 75 watts. 10 hours of using both fans would be 1.5 kWh, which would be roughly 24 cents.
If the electricity is not paid for by the tenant they should adjust the rent to cover that cost. Also , why is it the land lords business if their tenant is playing games ?
Did I Rust This Pipe? My Landlord Claims I Did
My landlord is claiming this pipe rusting though is “user error” and trying to charge me for the repair. I cant see how me living at a house for about 2 years and a pipe rusting, without it not being maintained prior to my moving in. I do not use any chemicals in the drain besides soap. Could i possibly be responsible for the damage?
LOL It takes YEARS for a drain pipe to rust out that bad unless someone is pouring strong acids down the drain. The J trap piece that is dangling is currently $10 at Home Depot. The other two pieces would likely be similar. It's obvious the current fittings are not the more expensive brass. Or they could switch to plastic ones which hold up well and cost even less. My house is close to 30 years old and I've never had a problem with any of my plastic drain lines.
NOPE. It takes years for that to happen and whats with the duct tape on the pipe?
Not a plumber, but I consider that the damage must have taken years to get that bad. Surely your landlord (any landlord) is obliged to ensure a safe and healthy environment for tenants. My husband and I have a rental property, and new tenants are told to let us know when anything needs attention. It is then fixed immediately. I am disgusted by the attitude of some landlords, and by their greed. How would they like to live in their own rental properties, under the living conditions they provide for their tenants? Clearly they wouldn't, but they don't care.
I had the same sort of problem when I moved out of one of my rentals. Agent claimed part of my bond for cleaning the bathroom ceiling (I had cleaned everything else) because of mould. Mould which was there when I moved in and couldn't have been the result of just 12 months of use, but because I didn't have a photo from when I moved in (thought I took one of everything but I guess not) I had to pay.
My Landlord Took Away The Bed And Mattress That Were Provided In The "Furnished" Rental And Replaced It With This Thing Which Is Really Hard To Sleep On
Outrageous Fees Just To Apply (GA)
I'm trying to downsize from a rental house to an apartment. I can't afford to stay but it looks like I can't afford to leave, either. If I get an apartment, I can eliminate my gas and water bills, and what I pay for yard maintenance (My lawn mower died 2 weeks ago while my son was cutting the grass). I had NO idea it was like this out here. And the scams are RIDICULOUS. Do people in other states have to pay these non-refundable "administration fees" as well? These greedy property management companies are robbing people.
Some cities and states have regulations limiting the amount a landlord can charge for applications, etc. or prohibiting them altogether. In NYC, for example, application fees are capped at $20 and additional administrative fees are not allowed at all. Georgia, however, has no restrictions.
A former apartment charged an admin fee in lieu of a security deposit.
What the hell does this have to do with "boomers"? This could be happening to/by adults of any age.
Load More Replies...Can My Landlord Do This?
No, they can't do that. At my apartment complex, the hours of availability for the laundry rooms are 7am to 10pm. Your landlord cannot limit you to one designated day per week.
TF they can't, lol. Laundry is not a right. They don't have to have a laundry room at all so they can certainly put whatever restrictrions on it they like, or you can drive yourself to the laundromat.

Landlord Wants To Increase My Rent 1 Month After I Just Moved In If I Stay Home During The Weekends
how about “ok. but since i work 9-5 .30 every week day which requires me to leave at 7.30 for travel and i don’t return until 7.30 most days i am “ outdoor” for 12 hours everyday so i will be reducing my rent by $30 every week day. thank you.”
I have heard that this is valid/common sense in UK, where they rent to students for the whole year, but in the summer season, when the students go to their hometown for the summer they sublend the house (with the students belongings already inside...)
I Feel Deceived On Day 1 Of Move-In
Location: Florida, USA
I'm absolutely floored that this landlord and property management company are trying to pull one over me on day 1 of our move in.
Per our signed lease, trash and sewer are included as part of the rent. When I called to turn on utilities 2 days ago (our lease was provided Monday evening, move in today Thursday), the water company said that they cannot leave sewer in the home owners name and had to put the whole meter under my name. I said yes because this was after being on hold forever and I just needed to get it in my name to get the keys in time for my military move. The rental property management rep assured me that the landlord would pay us back after seeing the first month's bill. I'm literally moving in right now and I was emailed this steaming t**d (see attached).
What rights do I have?
I'm on terminal leave from the Navy with only 2 weeks left on active duty. This is B.S.
Thanks in advance for any advice!
Is This Legal? Ca
We've been at this apartment since April, our rent is $1670. Just today we were given this posting that our rent is being increased by 28%. We live in an affordable housing community in Santa Barbara county. We're being told that this increase is due to our utility allowance being decreased, something to do with the solar panels being built? The leasing office doesn't even know what to make of it.
My landlord threatened to evict me after demanding I fill unnecessary forms. I asked AI (ChatGPT)if it was legal (it isn't) and had the AI then draft a cease and desist letter for me to send to the landlord. It worked.
See, in the UK, or at least Northern Ireland, this is now legal. It is also legal to evict a tenant who complains to environmental health about unsafe living conditions. Wild.
and chat gbt says it is not legal but I phoned the specific citizens advice about housing in Northern Ireland and the woman told me they can do all these things now.

Beth, Possibly but more likely they were just putting in a more efficient system. Although York is a 'budget friendly" brand, what's shown is a high efficiency unit based on looks and the fact it has a PVC exhaust vent. It's ugly set up in a living room like that but it likely cost the landlord more than a new gas fireplace would have cost. I'm guessing this is something like a house that has been remodeled into a duplex or something, hence the very weird placement of the heating system. I can't think why a landlord would put a forced air furnace in the LR of their own building unless there was no other place to put the main heating system.

Locked Out Of Apartment - Landlord’s Responsibility Or Mine??
Hi all, my deadbolt seized, I was locked out of my apartment. Called the landlord and they sent over a locksmith guy. He unjammed the lock and I was able to get back in. But landlord is now billing me $125 for the service. They claimed “it could’ve been avoided”. When I asked how on earth this could’ve been avoided, they refuse to answer. I don’t see how it’s my responsibility. I really do think they should be paying the locksmith.
Nothing in my lease about this kind of stuff. What can I realistically do? Thanks.
Again, like many of these, this is WHY you pay rent! Don't pay it, the landlord should have plenty saved for trivial things like this.
Our Landlord Changed Our Fridge While I Was At Work
She sent me a message asking to take my food out while I was at work, when I got home everything was left like this 🤡
Is the food alright? I mean safe to eat and why didn't she put the food back in the fridge?
Unless he got home within 30 minutes of the landlord taking it out of the fridge it is not safe to eat and all of it is spoiled

In most places, you are legally allowed to pay someone to fix it for you and deduct the cost of the repair from the rent as long as you give the landlord notice of repair needing to be made.
The Landlord Special
That's not the point. My landlords have painted over light switches, electrical outlets, window latches, cable TV outlets, everything. It's probably legal, but it's incredibly lazy and sloppy.

The first charge should be the only charge, if it's warranted. The service provided a "thorough, professional deep cleaning of the entire property, ensuring every corner is spotless and sanitized." I'm pretty sure that the garage, stove and A/C system are all part of the property.
I've never heard of a tenant being responsible for returning the property "deep cleaned" anyway. The standard is typically "broom clean" meaning the rented space has been basically wiped down and swept. Detailed a/c ducts and a "pristine" garage floor? Pfft.

Received this email from landlord today. The property is in Burlington, VT and the lease is due to start in July (so more than 30 days from the date of notice). The property is a 3 bedroom, but the landlord was going to convert to 4, and the lease is for 4 people. My two questions are: can a landlord terminate a lease before tenancy for no cause? And second, shouldn’t they be accountable in some way for misrepresenting the property? Appreciate any advice.

So it’s been 23 days since move out and I hadn’t heard anything from my landlords. I reached out and they responded quickly and sent me a partial deposit. I told them about the 21 day law and that I am entitled to a full deposit refund and this is the response (or lack there of). I know they only took $425 but that is alot of money to me.

They are idiots say that you can't flush toilet paper. You do not flush wipes of any kind. Some of them say flushable but they aren't.
In many countries, you cannot flush toilet paper. If this is not the norm for the country or area, then management needs to solve ASAP.

Landlord Expects Me To Pay Plumber Bill
Only the tenant's responsibility if they caused it by doing unreasonable things. Like pouring a bunch of fat or wax or something down the drain. Cleared the drain to 25 feet with snake suggests the blockage is outside of the apartment or house. Could still be the tenant's fault but could also be something like tree roots.

My Landlords Sent A Handyman Who Did This. Would’ve K****d Us If My Father In Law Hadn’t Checked It
It was leaking everywhere, and a carbon monoxide leak is a possibility too. I’m in Oklahoma, and it was a handyman and his son who came to install this. I asked my father in law (a licensed plumber) to come by because I wasn’t confident in their work. I have a one year old son. This could have k****d us. Any help??? Please??? I don’t know what to do.
Could the handyman have provided a Certificate of Safety? I don't think so, and a possible carbon monoxide leak is too important to trust to someone who doesn't appear to know what they're doing. So pleased that your FIL checked.
I would report whoever did that, and the landlord for hiring them. That is a major hazard.

There's a separate building that's a laundry mat and we pay 1.50 per wash and per dry and sometimes you got to do multiple drys cause they're c**p. I knotice multiple of these posted all over tonight. Is it legal to openly threat renters with rent increases like this? This is NC BTW
It is legal to increase most rent for any reason at all - as long as they honor the existing contract. Some areas have limits on how much rent can be increased at once, but generally there is nothing saying they can't increase the rent when it's time to renew your lease. Or with a month's notice if you are on month to month.

Is This A Thing? Rental Commission?
I found my condo rental through a real estate agent. In my area it's so competitive that's become the only way to do it. Never had to use one before, but no one was responding to me when I contacted places on my own. She got paid by the condo owners, not me. I didn't pay her anything. I had to fill out some paperwork for her to get paid, but that was it - and I was happy to do it since she was awesome.

Landlord Charging Me For Replacement Of 9-Year Old Dishwasher And Garbage Disposal (Los Angeles)
Garbage disposal broke 5 months into the lease. Repair guy came a couple times prior to it breaking, told me it was older, and said when it stops working to take a wrench and twist back and forth. Soon after using that method, it croaked and landlord had to replace it.
Dishwasher broke 1 year into the lease. Stopped draining because the pump stopped working. Landlord took 3 months to replace it, and when they replaced it, they emailed me to say they were deducting the cost of this and the garbage disposal from my deposit. I asked if this was checked prior to moving in, and they said they “ran it and it worked fine.” I checked the serial number (took pictures for the repair) and it was a 9 year old dishwasher, used by 3 other tenants prior to me.
A few months after the repair, I got a letter in the mail from an appliance insurance company processing center, addressed to them. It looks like a check. Anyways, I gave it to them. I work in insurance, so I felt weird. I asked them if they plan to collect insurance on this as well as my deposit. They responded saying that because I questioned their integrity, they are tacking on the cost to replace a key that I lost (at the time that I lost it, I apologized and asked them to tell me the cost so I could add it to the rent payment that month. They said they wouldn’t charge for it because I’m a good tenant). They’re now walking it back because they’re pissed at me. God knows what else they’re going to try to charge for now.
Lease is up at the end of February, rent due in the 1st. Though their email sounds like they’re applying the deposit to it. I’m unsure because it makes no sense.
Trying to figure out the best way to navigate this. I’ve been a good tenant. I’ve paid them rent on time every month for my entire stay. I even painted the entire apartment because the paint job was so bad when I moved in. They thanked me and told me it looked amazing. I’m clean, quiet, considerate. I lost a mail key once, but like I said earlier, I apologized profusely and offered to pay for it. It doesn’t feel right letting this person use my deposit to get brand new appliances when they were old and not broken due to my negligence.
Thanks all for your thoughts on this
(Note: stain on carpet referenced in the email was there before I moved in. They never got it cleaned)
They can't do that. At almost 10 years it's considered normal ear and tear. We live in California and our last landlord tried that on us. We showed them the rental laws and they backed down.
That check was from American Home Shield or similar. It paid them the full cost of replacing the dishwasher. So basically they are scamming you for 1K. They didn't pay more than $75 out of pocket for the dishwasher. Source I have American Home Shield.
Can My Landlord Do This? [mn]
So I live in Minnesota with my partner (22 & 20). My landlord, despite saying he would, never got a proper lease so we've been going by the Minnesota State Lease for renters. We have been living here for a few months and have always paid in the middle of the month (15th typically) since that's when we moved in. He texted me at the beginning of this month saying that if I don't pay by the "Fourth" F̶o̶r̶d̶ that I need to pay a $50 late fee. I just paid rent for last month just two weeks ago. I can't afford to lose my current place or to move to another place right now. And I'm trying to make sure that I'm not doing anything wrong but is it legal for him to do this to us?
They can do this depending on the lease agreement they gave you that you should have signed . Most rental places I have lived at our rent was due in the first and we had a 5 day grace period. After day 5 we had a 20 dollar a day late fee . Which was out lined in our original agreement .
The OP didn't sign a lease. That's why they are going by the renters guide.

Landlord Handed Me House Rules That Casually Mention Fees Today
How would the landlord know if the tenant was complying with all these rules unless he entered the property illegally to check? It's the tenant's home, and he needs to be comfortable in it. We have a rental property, with two rules for tenants: No smoking indoors, and respect our property. We think these rules cover all the responsibilities of the tenant.
Wow are they sharing a home with the land lord. This looks like my chore list when i was a kid . Minus the fees

My Landlord Offered Me A “Proposal” After I Asked If The Hotel Employees Would Stop Trashing The Yard. (CA)
I’ve been renting a studio apartment on a hotel property for five years. My landlord has raised my rent five times, twice in one year, and the other times has been more than 10% of the previous year’s rent. The last time he tried to raise my rent, I told him I wanted a bunch of stuff fixed, like a place to throw away my garbage, smoke detectors, central heat and air, and a full fridge. Some of these things are deemed “unlivable in California. After I asked him to ask the people at the hotel to stop trashing the courtyard, he sent this proposal, which sounds like an soft eviction notice to me. I live with my girlfriend, and have most of the receipts for staying here. We have two kittens and I don’t know what to do. Apartments are super expensive here and I don’t know if they would let us bring both kittens.
It sounds like he was offering a proposal or an incentive to try to get OP to move out before their lease is up. Landlord literally said "if you agree, let me know. So I can have my attorney draw up an agreement." I would stay until your lease is up but know that they aren't going to renew it. Start saving and looking for other places now.
Why Would They Do This?
Live-In Landlord Concerned For Me After I Came Home Late?
Nothing evil about this. They are not telling them they can't stay out late. They may know about some crimes in the area the new tenant doesn't.
Looks like they had genuine concerns as their tenant was new to the area. As David said, they might know something about the area that their new tenant doesn't.

I have no lease violations and have paid rent on time for 3 years. Manager doesn't like me because I've called her out on not fixing things.
I live in Quebec and no-fault eviction is really hard here. The old "my niece/nephew needs a place so you have to move out" trick doesn't work here. If the tenant refuses but pays on time, they really have no choice because it's a person's home, and that comes before some d*******g trying to make money. I recommend you find your local newspaper and first send a letter to the editor, then contact the journalists present and talk about your issue and try to draw attention to the issue of an unfair local landlord. Also, if you're social media savvy, or have friends who are, start drawing awareness online. If there's a local governing body, like the TAL here in Quebec, apply to them for an intervention and/or injunction.
Short On Rent That Was Due On The First. I Thought It Took At Least 30 Days For An Eviction Notice
This happened to me once i immediatly talked to the leasing office. It was a form letter that went out automatically if it was past the grace period. The best thing to do is commucate with the leasing office . Some times talking to a live person is easier than reading a harsh letter.
The letter is dated for the 12th of June and it says that the tenant has until the 16th at 5pm, to pay the rent and fees in full. Then goes on to state that they were sending files to their attorney within 24 hours of June 12. As soon as their attorney gets this paperwork, the tenant will begin to incur all legal fees, unless the total amount due is paid on the 12th. I'm pretty sure none of this is legal. They aren't even 2 weeks late and this company sounds awful. Most likely the tenant is having some financial struggles and they just want to keep making things so much more difficult. It's an awful situation to be in, in my experience it feels like you're never going to be able catch up financially, which is so overwhelming and stressful.
Does This Invoice For Security Deposit Make Sense To You?
Keep in mind there were little holes in the walls from hanging up pictures. This apartment was small, 950 sq feet.. so confused.
Sounds like they don't have your security deposit in full anymore, so they had to come up with a bunch of random/bogus charges to make up for the lack of funds.

What makes me really laugh is that, as a former fire/flood property restoration tech, that black/white/brown speckled carpet is the new standard for all claims. The colour is because it's made from cheapest possible recycled plastics so they mix the three colours together so people don't notice

There are some decent landlords out there as well. Years ago I worked for a guy who had several apartments that he rented. He had one ready to go with a tenant who was set to move in. When the boss went through it with me to show me the rooms he wanted me to repaint before the new tenant moved in, we noticed a couple cracks in the plaster walls in the living room. I told him I could patch the cracks, but he said that they were likely to spread, and had me sheet rock the entire living room instead. His reputation was such that vacancies in his apartments rarely stayed vacant for more than a few days.
