To help each other prepare for what's to come, members of the subreddit r/Renters are regularly sharing their experiences of living under another person's roof. And while some of them are positive, a fair number aren't.

I have had mixed things when leaving rentals 1. House was spotless but grass wasn't mowed for 2 months due to rain, £150 fine. And charge for a bean bag being less full of beans £50 Like what??? What would we have done with the beans?? 2. House was spotless and the landlord praised us and bragged to the neighbours how good the place looked.

After 9 years in one apartment and I got 100% of my security deposit back. Even the manager said it was the cleanest move out she had ever seen.

    4 days ago we got a notice on our doors that the owner has decided he wants a more uniform look, and will be replacing everything with grass and gravel. I just wanted to share my garden with someone before it is gone.

    I wonder whether it would affect the landlords insurance? Although, fire alarms don't prevent fires, insurance companies are notoriously 'slippery' when it comes to paying out.

    A bad one. Former fire/flood/trauma property restoration tech here. Black water happens when stuff is sitting in the pipes for weeks/months without purge. Normally SBUs are grey water and don't have much smell. This is entirely due to poorly maintained drains in an apartment building. It's about $2000 every 10 years to maintain for an building of about 15-20 units so it only happens when a cheap a*s landlord is skimming every singe penny.

    This is disgusting. At least my landlord clears all the drains every few years. Then he comes back and says petty stuff, like, "I found coffee grounds in the sink drain." Dude, I've no idea why you found coffee grounds. I do not dump coffee grounds down the sink. But thanks for clearing the pipes man.

    Is This Legal? (CA)

    Note taped on thermostat, claiming AC is personal property, not included in rent, reflecting landlord horror stories.

    My landlord posted this in the hallway that connects all of our units. He can’t deny us A/C?!?!! And our lease said nothing about that. Where can I report him? He’s usually never here and we have long time tenants. But he’s being very unreasonable.

    A/C is usually not provided. It’s not a necessity. My A/C went out in the summer in Atlanta once. My 8 month pregnant wife was miserable. It took 3 weeks to get fixed because there were more important issues ahead of ours. They have to provide a stove, they have to provide heat. But they don’t have to provide A/C.

    I live in FL and AC is not considered a necessity here either. Heat, for whatever reason is when it comes to Section 8 housing, but not AC anywhere.

    My landlord was freaking out that I used the AC so much. So I made a deal with him. I pay all air conditioning repair bills while I'm here. He was worried about the wear and tear on the unit. So we signed a contract. Now I can luxuriate in peace. And no one is up my heiny. I've had to pay a couple hefty bills. But worth it to not be sweating like a sow. And for the landlord to have no idea what's going on over here with the thermostat.

    If the landlord provides AC for the tenant, then it's the landlord's responsibility to maintain it.

    Perhaps if all of the people in the building got together and decided they would pay extra during the hot months for the air conditioner, the landlord would permit that. Otherwise, look for another place. Considering climate change, an AC will be necessary... If your landlord does not let you break the lease, threaten to take it up with the health department.

    Just to check. Is electricity covered by the rent in some countries? Where I live, the renter has to have their own meter. I don't know whether this is a legal requirement, or just convention.

    In the U.S., most rental units have their own meters but there are exceptions. Some government housing buildings or smaller, private homes that have been converted (sometimes illegally) into apartments. Like you, though, I'm not sure whether (or under what circumstances) it's required or convention.

    I can't understand... In Italy, if an apartment is rented with air conditioning, the tenant can use it as he wants, as long as he pays the electricity bill. Here I don't understand where the appliance is that the landlord forbids using. In the common areas? And what is it for, to cool the landing? Or are these individual rooms rented?

    I had a landlord who NEVER gave me notice he was coming over. His excuse was that he had a bad knee and never knew when he was going to be physically able to do XYZ. He also refused to fix or replace the washer in the basement because when he and his wife lived there, they had kids, so they NEEDED a washing machine. So it was just “left over” when I moved in. I was single, so . . .

    I think I'd change the locks. F**k no. You don't need to be measuring for screens while I'm not here. And the landlord would not get the key for the lock until I moved out. I had one of those door latches you can lock while you're in the house bc I had someone on the HOA board who would drop in unannounced. People can be creepy.

    My landlord pulled this s**t on me once. "I can evict you at any time with 60 days notice." Bc I'd been letting him know when stuff fell apart in the house. Now I don't bother him with petty s**t at all anymore. All the tiles are falling off in the bathroom. I just take the pieces and shove them in a drawer. You didn't want me bothering you? No problem. Hope you're not too shocked when you see your 55 year old bathroom with no tiles at end of lease time. Something this filthy, I'd definitely threaten calling the housing authority.

    Landlord Kicked In My Door When I Was Out Of Town

    There might be more to this story. Most landlords retain a key. If tenant changed lock without permission, that's on them. Landlord may have posted the 3 day notification of entry that is required (WA state anyway). Landlord may have had an urgent reason to enter. When I was a landlord, one time a tenant went away for about 10 days and left a chunk of meat (pot roast or something) rotting in his room. The decomp smell was gagging out the other tenants just walking past his room. Another time (same tenant), I entered fearing a medical emergency. Both his TV and his radio were playing full blast (in a small single room studio) and annoying the neighbors. Repeated loud/hard banging on door - no answer. I finally opened the door, he is motionless on the bed. Me - yelling his name with increasing volume - he FINALLY wakes up. He was just dead drunk. But he was also a diabetic so it could have been a diabetic coma. TLDR: Not enough info to say if bad landlord or bad tenant.

    From what I can see of the OP, they were subletting through the property management company and not directly through the LL, got a notif about vacancy maintenance when they were out of town, told them that the apartment wasn't vacant, but the mainteance people weren't given a key and the door was deadbolted, so LL kicked the door in to unlock it. Notification was given when the OP was already out of town and it was for vacancy maintenance in a non-vacant room for a subletter that the LL was not directly leasing to.

    This is a common occurrence in drywall from the 1960s, especially in humid environments. They hadn't figured out the right formula for the paper facing to keep it strong enough for ceilings. I've seen some installed with nails only around the edge and adhesive used elsewhere on the panel, that had the same problem of the paper failing and the rest falling off.

    Had this happen in an apartment I rented. I was in the basement unit, there were 2 main floor units. The terrible house owner/landlord hired some idiot neighbors to re-do the roof. They tore it off and poorly covered it with a tarp in the middle of a summer storm. It rained, hard. I came home from work and my bathroom ceiling looked like a U. I started moving everything out of the bathroom and then ran upstairs, and the neighbor said the water was pouring down their walls. We both called him, at least 10x each and it just went to voicemail. I went back downstairs to get the rest of my stuff out of the bathroom and the ceiling caved in on my head. I move out the next day and 2 days after that he called yelling at me that I broke my lease. I told him the ceiling caved in on my head because of his s****y decisions, and he never called me back, and he could take me to court but I wasn't paying him another dime.

    Minneapolis MN, Landlord Painted Over Window In Kitchen, Is This A Safety Violation?

    My landlord painted white over a ton of my apartment right before I moved in, and as a result I can’t open like half of the cabinet space nor can I open a window in the kitchen that I’m almost certain is supposed to be there for ventilation, especially since smoke/heat tends to build up in there very quickly because it’s small/congested. I’m wondering if anyone knows if this could be considered a safety violation or where I could look to find out - I’m pretty new to renting

    I would expect an extractor to be required in a kitchen, but not a window. It seems an odd thing to do and I would investigate what is on the other side of the "window" and whether it might be needed as an emergency exit.

    I grew up in NYC and there were never any kind of ventilation fans in kitchens. And though the regulations have changed for new construction, there just wouldn't be a way to install them in so many old of NYC's old buildings. No idea about MN, though.

    Take a cutter knife around the edges of the painted surface. You may be able to free those up by doing this. If not, insist that the place was rented with full access to the window and the cabinets and he has broken the rental agreement by rendering those inaccessible.

    As A Former Landlord These Types Are The Problem In The Renter World

    This is just plain stupid. I've even had a landlord who agreed to lower our rent a little when we had financial struggles just because we were good tenants that always paid on time. He told me that it was better having a little bit less of rent but someone that never gave him problems than finding someone new that he couldn't be sure about (EDIT: spelling)

    My last landlord lowered the rent by 15% so I could afford to move in and never raised it in the five years I lived there. They wanted me as a tenant because they knew my previous landlords. And those landlords had only raised my rent four times in the 17 years I lived in their unit. This was in Queens, NY. Not all landlords suck.

    My last landlord was great in this respect, he rarely increased the rent because he knew I was trying to save for a home deposit, took 11 years. Not much maintenance was done on the property, but I saved and saved and saved, and finally bought my first and only home just after I turned 50. I was never a bad tenant in 30+ years of renting, always tried yo fix things, or let the owner know if someone was going wrong. Had a few bad landlords, mostly good though.

    Update: No Hot Water In Kitchen

    So I guess I’m going to contact a lawyer or something to see if there is anything I can do about this? The deposit includes the last months rent and I’ve paid for the first month. Only here 4 months total because it’s so close to school. I guess I’m going to pay for this next month and see what I can do legally. Will be doing my dishes in the shower from now on 😄 Thank you for everyone who validated me thinking this is not okay. Also yes it is pre furnished and this was not the first surprise I’ve had in the month since moving in. Issue is that the landlord lives in the room across from me (has its own kitchen and stuff) so it complicates things. Also really don’t time to focus this as a student who just moved down for this semester.

    If total rental time is 4 months they were likely better off not paying a lawyer. They can still wash dishes in the dishwasher. Most dishwashers have an internal heater. It's used if you use the heated dry option, but it apparently also heats up the water during the wash cycle. I learned that about my very cheap crappy dishwasher when my water heater was down and I only had cold water for a bit. Ran a cycle in the dish washer and was surprised to find the water hot and steamy when I opened it up to check something. EDIT: Robert is right. Dishwasher tapping into the cold water supply is standard. So for those ones, you are not using the hot water from your hot water heater even if it was working.

    Most dishwashers (at least in the UK) only have a cold water feed and heat all the water themselves. Washing machines used to be available with hot- and cold-fill, but they all seem to be cold-fill only now as well.

    Our (WA state) AG has recently sued Realpage over the same stuff. Their software uses the rent information from the various landlords using their software to suggest the highest rent possible for a unit. It also has roadblocks to discourage landlords from overriding the suggested rent price by forcing them to explain why they are charging a lower rent and so on. It's basically coordinated price fixing.

    Apartment A/C Went Out During Recent Texas Heat Wave And Management Doesn’t Want To Fix It

    About 3 days ago our apartments air conditioning stopped working and we put in a maintenance request for it to be fixed. For the past days every day we have put in a request to fix it but they say our air conditioning system is working. We have tried to let them know that the apartment feels really hot and the system will work for 30 after they work on it and then will completely stop working.

    Yesterday our property manager let us know that they will not be coming out unless our thermostat shows that the temperature is at 90 degrees inside despite us telling them that the thermostat is not accurate. I have a pregnant wife and 2 other kids and the apartment has become inhospitable to the point where we needed to go stay elsewhere with family so that my wife and kids don’t have to deal with these conditions. The manager says air conditioning is not something that it’s important or an emergency to fix in Texas. I have a thermal imaging thermometer and it shows that the apartment is at 95 degrees indoors with our kids room being the hottest at 97 degrees.

    B******t! I am Texas born and air conditioners are absolutely required!!! Talk to the housing code people and then if no results (Texas is rather assholey about backing up ordinary folks) get a lawyer to get you out of your lease. You signed on the rental agreement thinking air con was available and it is not. They broke your agreement. This is dangerous and could leave them liable for endangerment to your family.

    It's legally required in PHX. You can move to alternate housing and deduct cost from rent until they fix it. All habitable rooms must be cooled to a maximum of 82.

    For a guarantor 5x’s the monthly rent is fairly common. Most lessee’ are 3x the monthly rent. And I live in Ohio!

    Yeah but the average rent is significantly bigger. 5x a $1k/mo rent is only $5k monthly income. Whereas a apartment that is $2500/mo (which is actually an amount on the lower side here in Boston) is required to have a $12.5k monthly income.

    It is usually 3 times the amount! I am a retired property manager, and I rented to Filipino nurses that worked with my wife! Never had a problem in 25 years, and suites were alway clean! They are good people caucasians are a******s and i got rid of them. All I ever had to do was paint, which is standard! There is also no application fees foR viewing, so I would laugh say, "You're very sick"

    That's scary hot. For comparison - Recommended temp to avoid scalding (especially if little kids / elderly) is 120F. 140F kills legionella bacteria but comes with higher risk of scalding. Most Temp/pressure relief valves on water heaters start relieving at 210F. I recently replaced the gas valve on my water heater. My hot water is currently coming out at 140F and I'm considering lowering it because it's easy to burn my hands.

    You're supposed to receive 24-48 hours' notice, not 12. This is illegal, and (s)he knows it; they're hoping that you don't. Just live your life as usual, even if that means that the unit is not tidy. If they complain, have prepared for them a copy of the law that states that 24 hours' notice is required.

    If they had to hire an outside company to do this them not so unreasonable . It also depends on the contract you signed with the land lord. We would pay for all our repairs then submit the receipt he would then deduct that amount from the next months rent . Because as murphys law would have it we would have issues when he was out of town or on vacation .

    Absolutely not! My heat pump died this winter when the temps were down in the 20's. It ended up having to be replaced. My landlord had someone out immediately to look at it and brought me a bunch of space heaters so I didn't freeze in the meantime. Within 2 days I had a brand new pump installed. And they didn't ask me for a dime.

    To put this in perspective. My electricity costs 16 cents / kWh after including base charge and fees. The internet tells me room fans use 50-100 watts (100 being some box fans) so lets say each fan uses 75 watts. 10 hours of using both fans would be 1.5 kWh, which would be roughly 24 cents.

    LOL It takes YEARS for a drain pipe to rust out that bad unless someone is pouring strong acids down the drain. The J trap piece that is dangling is currently $10 at Home Depot. The other two pieces would likely be similar. It's obvious the current fittings are not the more expensive brass. Or they could switch to plastic ones which hold up well and cost even less. My house is close to 30 years old and I've never had a problem with any of my plastic drain lines.

    Not a plumber, but I consider that the damage must have taken years to get that bad. Surely your landlord (any landlord) is obliged to ensure a safe and healthy environment for tenants. My husband and I have a rental property, and new tenants are told to let us know when anything needs attention. It is then fixed immediately. I am disgusted by the attitude of some landlords, and by their greed. How would they like to live in their own rental properties, under the living conditions they provide for their tenants? Clearly they wouldn't, but they don't care.

    I had the same sort of problem when I moved out of one of my rentals. Agent claimed part of my bond for cleaning the bathroom ceiling (I had cleaned everything else) because of mould. Mould which was there when I moved in and couldn't have been the result of just 12 months of use, but because I didn't have a photo from when I moved in (thought I took one of everything but I guess not) I had to pay.

    I Feel Deceived On Day 1 Of Move-In

    I'm absolutely floored that this landlord and property management company are trying to pull one over me on day 1 of our move in.
    Per our signed lease, trash and sewer are included as part of the rent. When I called to turn on utilities 2 days ago (our lease was provided Monday evening, move in today Thursday), the water company said that they cannot leave sewer in the home owners name and had to put the whole meter under my name. I said yes because this was after being on hold forever and I just needed to get it in my name to get the keys in time for my military move. The rental property management rep assured me that the landlord would pay us back after seeing the first month's bill. I'm literally moving in right now and I was emailed this steaming t**d (see attached).
    What rights do I have?
    I'm on terminal leave from the Navy with only 2 weeks left on active duty. This is B.S.

    Beth, Possibly but more likely they were just putting in a more efficient system. Although York is a 'budget friendly" brand, what's shown is a high efficiency unit based on looks and the fact it has a PVC exhaust vent. It's ugly set up in a living room like that but it likely cost the landlord more than a new gas fireplace would have cost. I'm guessing this is something like a house that has been remodeled into a duplex or something, hence the very weird placement of the heating system. I can't think why a landlord would put a forced air furnace in the LR of their own building unless there was no other place to put the main heating system.

    I've never heard of a tenant being responsible for returning the property "deep cleaned" anyway. The standard is typically "broom clean" meaning the rented space has been basically wiped down and swept. Detailed a/c ducts and a "pristine" garage floor? Pfft.

    Only the tenant's responsibility if they caused it by doing unreasonable things. Like pouring a bunch of fat or wax or something down the drain. Cleared the drain to 25 feet with snake suggests the blockage is outside of the apartment or house. Could still be the tenant's fault but could also be something like tree roots.

    It is legal to increase most rent for any reason at all - as long as they honor the existing contract. Some areas have limits on how much rent can be increased at once, but generally there is nothing saying they can't increase the rent when it's time to renew your lease. Or with a month's notice if you are on month to month.

    I've been house hunting for 2+ years and if it is presently a rental, the realtor photos are typically all that is offered. On rare occasions, there will be an open house once while it is listed. If it's in the lease the OP may be compelled to open up.

    I found my condo rental through a real estate agent. In my area it's so competitive that's become the only way to do it. Never had to use one before, but no one was responding to me when I contacted places on my own. She got paid by the condo owners, not me. I didn't pay her anything. I had to fill out some paperwork for her to get paid, but that was it - and I was happy to do it since she was awesome.

    Landlord Charging Me For Replacement Of 9-Year Old Dishwasher And Garbage Disposal (Los Angeles)

    Garbage disposal broke 5 months into the lease. Repair guy came a couple times prior to it breaking, told me it was older, and said when it stops working to take a wrench and twist back and forth. Soon after using that method, it croaked and landlord had to replace it.
    Dishwasher broke 1 year into the lease. Stopped draining because the pump stopped working. Landlord took 3 months to replace it, and when they replaced it, they emailed me to say they were deducting the cost of this and the garbage disposal from my deposit. I asked if this was checked prior to moving in, and they said they “ran it and it worked fine.” I checked the serial number (took pictures for the repair) and it was a 9 year old dishwasher, used by 3 other tenants prior to me.
    A few months after the repair, I got a letter in the mail from an appliance insurance company processing center, addressed to them. It looks like a check. Anyways, I gave it to them. I work in insurance, so I felt weird. I asked them if they plan to collect insurance on this as well as my deposit. They responded saying that because I questioned their integrity, they are tacking on the cost to replace a key that I lost (at the time that I lost it, I apologized and asked them to tell me the cost so I could add it to the rent payment that month. They said they wouldn’t charge for it because I’m a good tenant). They’re now walking it back because they’re pissed at me. God knows what else they’re going to try to charge for now.
    Lease is up at the end of February, rent due in the 1st. Though their email sounds like they’re applying the deposit to it. I’m unsure because it makes no sense.
    Trying to figure out the best way to navigate this. I’ve been a good tenant. I’ve paid them rent on time every month for my entire stay. I even painted the entire apartment because the paint job was so bad when I moved in. They thanked me and told me it looked amazing. I’m clean, quiet, considerate. I lost a mail key once, but like I said earlier, I apologized profusely and offered to pay for it. It doesn’t feel right letting this person use my deposit to get brand new appliances when they were old and not broken due to my negligence.

    That check was from American Home Shield or similar. It paid them the full cost of replacing the dishwasher. So basically they are scamming you for 1K. They didn't pay more than $75 out of pocket for the dishwasher. Source I have American Home Shield.

    They can do this depending on the lease agreement they gave you that you should have signed . Most rental places I have lived at our rent was due in the first and we had a 5 day grace period. After day 5 we had a 20 dollar a day late fee . Which was out lined in our original agreement .

    How would the landlord know if the tenant was complying with all these rules unless he entered the property illegally to check? It's the tenant's home, and he needs to be comfortable in it. We have a rental property, with two rules for tenants: No smoking indoors, and respect our property. We think these rules cover all the responsibilities of the tenant.

    It sounds like he was offering a proposal or an incentive to try to get OP to move out before their lease is up. Landlord literally said "if you agree, let me know. So I can have my attorney draw up an agreement." I would stay until your lease is up but know that they aren't going to renew it. Start saving and looking for other places now.

    I live in Quebec and no-fault eviction is really hard here. The old "my niece/nephew needs a place so you have to move out" trick doesn't work here. If the tenant refuses but pays on time, they really have no choice because it's a person's home, and that comes before some d*******g trying to make money. I recommend you find your local newspaper and first send a letter to the editor, then contact the journalists present and talk about your issue and try to draw attention to the issue of an unfair local landlord. Also, if you're social media savvy, or have friends who are, start drawing awareness online. If there's a local governing body, like the TAL here in Quebec, apply to them for an intervention and/or injunction.

    This happened to me once i immediatly talked to the leasing office. It was a form letter that went out automatically if it was past the grace period. The best thing to do is commucate with the leasing office . Some times talking to a live person is easier than reading a harsh letter.

    The letter is dated for the 12th of June and it says that the tenant has until the 16th at 5pm, to pay the rent and fees in full. Then goes on to state that they were sending files to their attorney within 24 hours of June 12. As soon as their attorney gets this paperwork, the tenant will begin to incur all legal fees, unless the total amount due is paid on the 12th. I'm pretty sure none of this is legal. They aren't even 2 weeks late and this company sounds awful. Most likely the tenant is having some financial struggles and they just want to keep making things so much more difficult. It's an awful situation to be in, in my experience it feels like you're never going to be able catch up financially, which is so overwhelming and stressful.

    The landlord is often required to place your security deposit in escrow and pay YOU the interest. This needs to be ADDED to the amount they return to you at the end of the lease. Not the other way round.

    It shows that these things are due back to the tenant on the last day of their lease, 4/1/2024 and this screenshot appears to have been taken in November 2023.

    What makes me really laugh is that, as a former fire/flood property restoration tech, that black/white/brown speckled carpet is the new standard for all claims. It's durable, but cheaper than s**t and is used as a default for basically all modern claims. The colour is because it's made from cheapest possible recycled plastics so they mix the three colours together so people don't notice

    Dude sounds like a whiner. ONE month out of the year has 28 days. Four have 30 days. SEVEN have 31 days. They are apparently being charge the 28 day rent for all months, even though most months have more days. /J
