Literally happened to a friend. Her house was older and NOT in a flood zone. Developer put in condos that caused her property to periodically flood when it rained. It was loveable until hurricane Irma came through and her house got 4 ft of water in it. No flood insurance (because again, NOT IN A FLOOD ZONE), but homeowner's insurance refused to pay because it was a flood event.
