I Planted This Small Tree Over A Dozen Years Ago; Styrax Japonicus, Japanese Snowbell, Japanese Styrax, Silver Bells. It Has Pretty Much The Most Lovely Scent I've Ever Smelled. Although Official Descriptions Say "Slightly Fragrant" I Find This Was Not True, For Me Anyway. In The Short 5-10 Days It Is In Bloom I Can Smell It 20' Away At Dawn, Then Fragrance Fades As The Day Warms. Descriptions Also Say Moist Soil, Blah, Blah, Mine If In Gravely Poor Quality Soil On A Dry Slope. I Only Watered It The First Year To Give A Good Start

In order to get healthy fruit from it, you'll need to graft a branch from another avocado tree. I'm sure Youtube can help you on this. Good luck!
