You didn't report them after the first two incident as you had talked with the mom about it. So those are in the past - else you should have reported them right away. Then the kid barks at your dog - IT IS NOT IN THE PARKING LOT, is it? Did the kid ride their bike again there? Agree with Holly. Little kids sometimes imitate animals they are watching - meowing to a cat, barking to a dog. The kid was not IN your yard. You could have told her not to do that to your dog as it might agitate your dog. Those are seperate incidents. Barking at your dog from the edge or your yard is not a violation of lease rights? It might be annoying yes, but it's not riding in the parking lot? What is next, dig up old footage of something in the parking lot when the kid's ball rolls into your yard? And a side question, are you allowed to film the parking lot?

Sounds like you don’t like kids. You wasn’t going to do anything until a child under 4 barked at your dog. The normal thing to do would give the mum one more chance, she clearly told the kids once and would probably have had a sterner word of you’d asked, but heaven forbid a human child bark at a dog! I was under the impression that in the US, the landlord would have to pay for that (his insurance should cover it) and/or you would not be on the hook for rent for that 4 weeks.

If she would have asked in a different way instead of demanding it it would of been a different result but clearly she’s used to servants and is confused about work hours.
